Terms of Service

These Terms govern use of MLS Africa, operated by Reliable Integration LLC. By using MLS Africa, you agree to these Terms and our Privacy Policy.

Marketplace role

MLS Africa provides a marketplace for property discovery, listing management, inquiries, advertising, and affiliate participation. We do not own, inspect, broker, guarantee, finance, or independently verify every property, advertiser, or user. Users must conduct their own due diligence before entering a transaction.

Accounts and listings

You must provide accurate information, protect your account, and use MLS Africa lawfully. Listing owners, agents, brokers, developers, and brokerages are responsible for the accuracy, permissions, pricing, photos, location information, and legal compliance of their listings. We may moderate, reject, suspend, or remove content that is inaccurate, misleading, unlawful, or violates these Terms.

Residential Launch Offer

Eligible residential listings submitted by December 31, 2026 at 23:59 UTC receive one free 180-day period starting at first publication after approval. This offer applies once per property; deleting, reposting, changing accounts, or changing sale/rent status does not restart it. Previously published listings keep their existing terms. Renewals cost USD 10 per 180 days and require a new one-time payment. There is no automatic charge. If you do not renew, your listing becomes private and remains in your workspace. Commercial listings, advertising, and boosts have separate fees.

Payments

Listing and advertising fees are shown before payment. Payments are processed by third-party providers such as Stripe and PayPal under their terms. Except where required by law or expressly stated otherwise, fees are non-refundable once the applicable service has been delivered or reserved.

Inquiries and communications

When you submit an inquiry, you authorize MLS Africa to send it to the relevant listing representative and to send related transactional communications. You are responsible for the information you submit and for complying with applicable marketing and communication laws.

Fixed-price sponsorships and reporting

Website sponsorships use a one-time fixed fee shown before checkout, not automatic impression-based billing. Delivery and results are not guaranteed. Reports cover measured, consenting website traffic only; native apps, unconsented traffic, blocked requests and legacy counters are excluded. Consented browser reach is not unique people. Effective CPM compares confirmed non-refunded payments with measured campaign-to-date rendered impressions and is not the billing rate. These first-party figures are not independently audited.

Advertising and affiliates

Advertisers and affiliates must comply with applicable laws, disclose paid relationships when required, avoid misleading claims, and may not use spam, fake traffic, self-referrals, or prohibited targeting. Participation may be suspended or terminated for violations.

Disclaimers and liability

MLS Africa is provided on an “as is” and “as available” basis to the extent permitted by law. We do not guarantee availability, listing accuracy, buyer interest, sales, rentals, or results. To the extent permitted by law, Reliable Integration LLC is not liable for indirect, incidental, special, consequential, or punitive damages arising from use of MLS Africa.

Changes and contact

We may update these Terms as MLS Africa evolves. Continued use after a posted update means you accept the revised Terms. For questions, contact aa@reliablei.com.
